LEASING YOUR PROPERTY

Our Agents have a combined over 50 years of experience selling and leasing commercial properties in the Sutherland Shire. We have access to many forms of marketing and have created a large contact base to ensure we find a suitable tenant for your property as quickly as possible.

ADMINISTRATION OF LEASES

A vital role we play is to interpret and enforce all terms and conditions of the leases. We examine the leases in order for us to determine the responsibilities of each party and implement rent increases and carry out market reviews if applicable. We also re-negotiate new terms, when the lease is near to expiring.

PAY BILLS ON BEHALF OF OWNERS

We can notify all companies to send bills directly to our office so we can process the payment as soon as possible. Once bills are paid, copies of all bills are sent to the owner with a statement, these payments show up on your end of financial year statement.

REGULAR CONTACT WITH TENANTS, MAINTAINS GOOD TENANCY

We believe in regularly following up on tenants. This constant interaction with tenants ensures an arrears situation does not arise or at least kept to a minimum. Another way of combating rent arrears is by issuing monthly invoices monthly in advance for rent to your tenant with a reminder to ensure they have paid their rent this month. Along with the collection of rental payment, we also invoice tenants for excess water usage and any other outgoings they are responsible to pay under the terms of their lease. 

DISBURSEMENTS

We can disburse monies to you as frequently as you would like; weekly, fortnightly or monthly! With every disbursement, you will receive clear and easy to read monthly statements illustrating income and expenditure incurred for that particular payment period.

FINANCIAL YEAR STATEMENT

To assist you with your taxation return, a detailed End of Financial Year Statement is issued to owners, providing them with a summary of all income and expenditure for the last financial year.

REPAIRS & MAINTENANCE

We can organise all repair and maintenance works to be carried out on your property and follow through to ensure work is completed. We can then arrange payment of the cost of any repair works from the rental income or can on-charge the cost onto the tenant if applicable. It is important to protect and maintain your investment and we do this by using professional and reliable tradespeople.

OUR PROPERTY MANAGEMENT SYSTEM “RE-LEASED”

We have been working on the program “Re-Leased” since June 2020 and have been very impressed with how it assists us to conduct our job as efficiently as possible. You will be provided with access to a mobile app that can be accessed from Apple & Android mobile phones, which will provide you with instant access to information such as; Repairs & Maintenance, Arrears, Copies of Statements, Leases etc. Your tenant will also be provided with access to a mobile app where they will be able to access their outstanding invoices, report repairs & maintenance and streamline communication with our office.
